Last weekend I spent with buyers from PA who are relocationg back to Maine. They are both originally from Northern Maine and wish to be closer to family. Now a job transfer allows them to come back to Maine.

They have 2 children 7 and 10 years old so good schools were a priority. They have friends in Falmouth and Cumberland and felt comfortable with the excellent school sysytems

We viewed homes built by several builders and several listings that were only a few years old. We also interviwed [personally two builders] and selected one.

They opted for a home package in Oxford Woods in Falmouth. Since it can take 6 months plus to build out, they are trying to get their dream house plans put to gether quickly.

It was an intense weekend but I think they felt satisfied to have seen almost everything avasilable.

Single Family in Great Subdivision Pending

Last week we helped a client relocating to Greater Portland get a very nice, and new (2004) contemporary colonial  under contract. The property had it all: Less the 3 mi to the ocean this exquisite single level, open concept home with a large master bedroom suite, gourmet kitchen with granite and maticulous new lawn with irrigation was exactly what our client was looking for in a home. The inspection revealed some septic concerns that have been worked out satisfactorily for all parties. Other than that the inspection uncovered some common minor issues, but no deal breakers. The inspector was impressed with the solidly build home that was obviously built with care and an accute attention to detail.

Falmouth Condo Under Contract

We recently helped a client relocate to the Greater Portland Area. We spent time with her looking at both condos and single families until she settled on a condo in the Applegate Association of Falmouth, ME.  The condo is an outstanding end unit boasting privacy in wooded tranquility.  Well maintained with updated baths with walk-in shower.  Amenities include monitor heat, attached garage, hardwood and carpet.   The location was perfect for her and convenient for walking to the beach and the local store. We're happy to have made her relocation process smooth and easy.

New Maine property sales statistics/National Stats.

MREIS PRESS RELEASE - HOME SALES IN 2008: Single-family existing home sales in Maine fell 15.8% in December 2008 and 20.9% for all of 2008.  According to MREIS, 9,502 homes sold last year, compared to 12,014 in 2007. The median sales price decreased 12.63% in December and was down 7.22% for all of 2008. The median sales price indicates that half of the homes were sold for more and half sold for less. The statewide median sales price in Maine was $99,990 in 1998.  The statewide median sales price is $180,000 for 2008 - showing considerable long-term strength. Nationally, sales of single-family existing homes dipped 1.4% in December 2008.  According to NAR nationwide sales for all of 2008 dropped 11.9%.  In the Northeast, home sales decreased by 14.3%. The complete press release is posted at http://mainerealtors.com.

Out of state buyers we are showing property to right now.

We have been very busy in recent weeks showing property to out of state buyers.

Yesterday, I was out for a second time with a buyer from  who is in the final round of job interviews with a major corporation. He has multiple homes[West Coast etc.] and would like to purchase an urban contemporary city condo. He is looking for views, amenities and a neighborhood close to restaurants, theaters etc. He absolutely required a garage and an elevator building.This narrowed down our choices considerably. We found one building in particular, that really seemed to meet his needs.

Last weekend, I was with a women from  the New York area who is planning a second home, 2 bedroom City condo purchase in the low 200 range. She would prefer some parking access, and a building that is nicely maintained with the ability to control her own heating source.  She appreciates a  good walking neighborhood IE: the Eastern or Western Promenades or the USM or Back Cove areas. We have found several nice ones and she is currently mulling over her choices and another trip up to Portland is in the offing.

We are also emailing property listings to a number of out of state buyers who looked at property with us last fall, and are now trying to sell their homes out of state. They are planning trips up to Portland, the second their homes/condos are under contract or sold!

 

 

 

 

 

Great 4 Unit Sold on the East End of Portland's Penninsula

On Friday we closed on a very nice four unit on Washington Avenue on the East End of Portland's peninsula.  Our younger, first time home buyer was thrilled by what the property had to offer.  All four units had character and architectural detail.  The building is comprised of two, two bedroom units and two one bedroom units. Unit number 5 is completely redone with granite, hardwood and tile with fantastic views of back cove.  This unit would make for an ideal and comfortable owner occupied situation.  Separate water heaters, separate utilities, new roof and parking made this building hard to pass on for our first time home buyer.

Maine Real Estate More Affordable

SOUTH PORTLAND (October 27,2008) - Maine's median sales price for a single family existing home was $177,750 in September 2008, down 6.45 percent from one year ago. The median sales price indicates that half of the homes were sold for more and half sold for less.
According to the Maine Real Estate Information System, Inc., statewide (home) sales dipped 9.73 percent. Realtors reported that 928 homes changed hands during  the month, compared to September 2007's statistic of 1,028 homes.
Across the United States, single-family existing homes sales were up 3.8 percent in September. The National Association of Realtors reported a national median sales price of $190,600 represents an 8.6 percent decline over the past 12 months.
