We need the following types of properties for our buyer clients:

1-  Mr. and Mrs. M would like a property priced from $450,000 to $600,000. They want a neighborhood with some character in Cumberland,Yarmouth and North Yarmouth. They would like a large backyard for their children and their friends to enjoy. They need 4 bedrooms and family room and a basement for teens as well as at least 2.5 baths. They prefer to be closer to the schools and adjacent to a town center.                       

2- Mr and Mrs.P would like an architecturally interesting historic home[either a condo or townhouse] in the West End of Portland. They are comfortable around the 1 million dollar price point. They spend part of the year in Southern France and part of the year on the Maine coast.There must be room for a grand piano. Mr.P will be in town mid April.

3.Mrs.S would like a condo in a quiet area of South Portland or Cape Elizabeth. Price range 150-200. 2 bedrooms and 1.5 baths is acceptable. 1 car garage is desirable but not necessary.Mrs.S lives locally but is ready to look soon because her apartment is too noisy.

4.- Mr. and Mrs. L. are retired teachers who have a home in Fla. and their mother has come to live with them. They would like to return to Saco where they grew up and spend part of the year here. and need a 3-4 bedroom home and 2-3 baths on the newer side located on the ocean side of Scarborough, Old Orchard or Saco. They love the Ferry beach area. Price range is 350-500.

5- Mr and Mrs. M are looking for a home on the Western Prom in the 675-750 range. It doesn't need to be large but it must be in good condition and within walking distance of Waynflete.They currently own a home in the Suburbs but do not need to sell before they buy.

6- Mr. and Mrs.L are professors who are relocating here from Indiana. They want a good school system and some acreage as well. They are interested in antique homes but will look at other styles as well.

Spring market has broken!

Spring Market has broken in greater Portland!

In the past 2 weeks we have been  negotiating a number of contracts for buyers in fairly competitive situations. Not only has the spring market broken but it appears to be quite competitive, some of the situations involved near misses on multiple offers!

Easier guidelines for government loans recently passed by congress seem to be helping the lower price point of our marketplace. Some buyers who have never been able to buy a home are now eligible.

This will ultimately fuel the mid-priced market where sellers of entry level properties will trade-up to the mid-price-point.
